-
The booking You select your dates, apartment, and number of guests, and complete payment to request a reservation. A binding contract is formed when we send you a booking confirmation by email. Please check your confirmation and tell us at once if anything is wrong.
-
Prices and fees Prices are shown in euros (EUR) and include VAT where it applies. The nightly rate and an obligatory cleaning fee of 35 EUR per booking are shown before you pay. Extra guests above the included number are charged 11 EUR per extra guest per night. The total you see at checkout is the total payable to us online.
-
Prague city tourist tax The City of Prague charges a local accommodation fee per guest per night. This fee is not included in the price on this website. It is collected separately at the property on arrival.
-
Payment Payment is taken online at the time of booking through our payment provider, Stripe. Card details are handled by Stripe under its own security standards. For cards issued in the European Economic Area, your bank may require strong customer authentication (for example 3D Secure) to approve the payment.
-
Cancellations and refunds Our cancellation terms are set out in full in our Cancellation Policy, which forms part of these terms. In short: full refund 25 days or more before arrival, 50% refund 15 to 24 days before arrival, and no refund for cancellations less than 15 days before arrival, for no-shows, or for early departures. Please read the Cancellation Policy for the complete conditions.
-
No 14-day right of withdrawal Bookings of accommodation for a specific date or period are exempt from the 14-day right of withdrawal that normally applies to distance contracts, under Article 16(l) of Directive 2011/83/EU and Section 1837 of the Czech Civil Code. This means the cancellation terms above apply instead of a cooling-off period.
-
Check-in, check-out, and your stay Check-in is from 3:00 PM and check-out is by 11:00 AM, unless we agree otherwise in writing. You must not exceed the maximum number of guests stated for the apartment. Under Czech law we are required to record guest identity details and to register foreign guests, so please have valid ID or passports ready on arrival.
-
Your responsibilities Please treat the apartment and its contents with care, respect the neighbours and any house rules, and do not use the apartment for parties or any unlawful purpose. You are responsible for any damage caused during your stay beyond normal wear.
-
Our responsibility We will provide the accommodation as described. We are not liable for failures caused by events beyond our reasonable control. Nothing in these terms limits any rights you have as a consumer under Czech and EU law.
-
Complaints and disputes If something is wrong during your stay, please tell us straight away so we can put it right. If a dispute cannot be resolved, you may contact the Czech Trade Inspection Authority (Česká obchodní inspekce), Štěpánská 567/15, 120 00 Prague 2, www.coi.cz, which handles out-of-court consumer disputes.
-
Governing law These terms are governed by the law of the Czech Republic. This does not deprive you of the protection of the mandatory consumer rules of your country of residence.
